Home Loan Guaranty

seal

VA helps veterans and eligible surviving spouses become homeowners.  The VA Home Loan Guaranty program assists with purchasing, building, repairing, retaining, or adapting a home for your own personal occupancy.  VA Home Loans are provided by private lenders, such as banks and mortgage companies.  VA guarantees a portion of the loan, enabling the lender to provide you with more favorable terms.

The first step in applying for a VA Home Loan Guaranty is to get your Certificate of Eligibility (COE).  There are three ways to apply for a COE.  You can apply on e-benefits if you are registered; you can apply through your lender if they have access to the Web LGY system; or you can complete VA Fm 26-1880 and mail it and your DD-214 to:

VA Loan Eligiblilty Center
ATTN: COE (262)
PO Box 100034
Decatur, GA 30031

Time in service requirements vary depending upon your period of service.  The Summary of VA Home Loan Guaranty Benefits provides basic information on the program.  Veterans utilizing their COE to purchase a home generally do not have to make a down payment or buy mortgage insurance to obtain a loan.
